Who you'll talk to

There's only one person on the other side of the conversation.

Thiago Alba

CRECI/SC 66251 · Licensed real estate broker

I grew up in Florianópolis and personally look after every booking at Casa e Mar Floripa — from choosing the area to handing you the keys. You won't land in a support queue or repeat your story to three different people: whoever answers your first message is the one who hands you the keys.

If you're traveling from abroad, you can write to me directly in English — no middleman and no call center.

Where it is

Ingleses Beach, in the north of the island.

It's the beach with the most vacation homes in Florianópolis, and for good reason: sand to walk all day, a sea for every kind of trip, and everything you need a few minutes from the house.

Almost 5 km of sand

One long stretch, end to end, where there's always room to spread out your towel — even in January.

Two seas on one beach

On one side, stronger waves for those who like to surf; on the other, calmer water, good for anyone traveling with kids.

Everything close by

Grocery store, pharmacy and restaurants near the house: you can handle the day without depending on a car.

Santinho Dunes next door

The easiest outing in the area starts right in Ingleses — big dunes, open views and sunset.

The selection

Available homes

A few houses, each one followed closely. I'd rather have ten properties I know by name than three hundred I've never visited.

How to book

Four steps — and none of them is a Pix transfer to a stranger.

Florianópolis's police unit against fraud records the fake-rental scam every summer, concentrated in the north of the island (Pix is Brazil's instant bank transfer, the usual way scammers ask to be paid). Most cases start in social-media groups and classified sites, not with real estate agencies. Every step below is designed so you can check me.

  1. 01

You tell me the dates, how many people and who's coming

Before sending you a house, I understand the trip. Small kids, a group of friends and a couple don't look for the same house — and I'd rather tell you that than push whatever is vacant.

  2. 02

I open a video call from inside the house

Not photos: live video, me walking through the rooms, showing the street and the way to the sand, on the day you choose. The police recommend asking this of any advertiser — someone who doesn't have the key in hand always finds a reason not to.

  3. 03

The booking is confirmed with a 30% deposit, to an identified account

30% of the total rental price secures the date — never the full amount in advance. The deposit goes to an account in the name of the person responsible for the rental, which you check before paying: Brazil's real estate council (CRECI-SC) advises not to deposit when the account holder doesn't match the person you're dealing with. The rest — plus the cleaning fee and other property expenses — is paid when you receive the keys.

  4. 04

When you arrive, I'm the one who meets you

Key handover, what to do if the water or power goes out, where to buy bread on Sunday. During your stay you talk to me, not to an app.

Brazil's consumer protection agency (Procon) advises choosing a property handled by an agency or a broker rather than closing with an unknown advertiser. CRECI-SC goes further and asks you to confirm the broker's registration with the council before paying — you can do that with me.

When to come

The season isn't one single block.

In Floripa the summer splits into periods with very different character and prices. Visitors from abroad usually find that out too late — so here it is up front.

Late December to early January

New Year's Eve

The peak of the year — the city's beach hotels run close to 90% occupancy on those days. It's the period that tends to be decided furthest in advance.

The whole month

January

The island at its height: crowded beaches, everything open, real traffic. That's when most Argentine, Uruguayan and Chilean visitors arrive.

Until Carnival

February

Same warm water, fewer people, and it often turns out better than January. For many families it's the best value of the summer.

March to mid-December

Off-season

A quiet island, still-good sea until April, and the city back to normal. That's when you can stay more days for the same money.

I don't use artificial pressure: if the house is free on your dates, it's free. It's just worth knowing that the earlier you decide, the more houses you have to choose from.

Before you book

Frequently asked questions

How does payment work?

30% of the total as a deposit, paid in advance to confirm the booking. The rest — plus the cleaning fee and other property expenses — is paid when you receive the keys, by Pix, bank transfer or card, depending on the case. The account holder's name is given before any payment, so you can check who you're dealing with.

Is there a security deposit?

It depends on the property. When there is one, the amount and how it's returned are given before confirmation — never on arrival.

Why isn't the price on the site?

Because there isn't a single price: it changes by period, number of guests and length of stay. Instead of publishing a range that doesn't apply to your dates, I'd rather give you the right price for your trip on WhatsApp.

Do you speak English?

Yes. You deal directly with me in English, Portuguese or Spanish, with the same person from the first contact to check-out — no translator and no passing you to another department.

How do I know it's not a scam?

Three things, and you can demand all three: a live video call from inside the house before any payment, a CRECI number you check directly with the council, and a deposit only to an account in the name of the person responsible for the rental. Ask this of every listing you're looking at, not just mine — it's the advice of Procon and CRECI-SC.

Can I see the house by video before booking?

Yes, and I'd rather you ask. We set a time, I go into the house and do a live call: room by room, the street, the way to the sand and anything you want to see again.

How far in advance should I book?

For New Year's Eve and January, the sooner the better — the best houses tend to close months ahead. February and the off-season allow for more last-minute decisions.
